Main Responsibility

Serve as the primary point of contact for customers, ensuring smooth day to day property operations in accordance with SPML SOPs and checklists. Deliver exceptional customer service with a Concierge Mindset. Oversee property the deployed loss prevention and housekeeping teams. Coordinate with vendors and the SPME head office to ensure timely bill payments and collections.

List of Major Responsibilities

  1. Community Building (Relationship with Allottees &Team)
  2. Maintain strong relationships with allottees through regular interactions, personalized support, and addressing their concerns promptly.
  3. Conduct daily team meetings to ensure clear communication, task coordination, and efficient workflow.
  4. Implement comprehensive safety training programs for FM personnel, including first aid, fire safety, and earthquake evacuation drills to ensure expected level of performance.
  5. Ensure Uninterrupted FM service.
  6. Professionally address and resolve customer complaints and concerns in a timely manner.
  7. Maintain accurate records of customer interactions and transactions. Rate records of customer interactions and transactions
  8. Provide tailored solutions based on customer needs and requirements.
  9. Oversee and coordinate regular building maintenance and repair activities.
  10. Manage and supervise cleaning and security staff and their activities.
  11. Develop and implement emergency protocols and procedures.
  12. Prepare and monitor maintenance budgets effectively.
  13. Conduct regular building inspections and prepare detailed reports.
  14. Ensure facilities comply with relevant transactions. Rate building codes.
  15. Respond promptly to tenant inquiries, resolving issues efficiently.
  16. transactions. Rate update work progress on a daily, weekly, and monthly basis, providing regular updates to the line manager.
  17. Respond swiftly and appropriately to emergencies or urgent matters.
  18. Collaborate with team members and departments to ensure customer satisfaction.
  19. Record Keeping
  20. Ensure departmental reports are submitted to the Head of Department (HOD)following the standard process.

Qualification

  • Bachelor’s degree in business administration or the related field preferred.
  • At least 3 years of experience as a building manager or in a similar role.
  • Familiarity with relevant laws, regulations, and building codes.
  • Exceptional project management and negotiation abilities.
  • Strong communication and customer service skills.
  • Proficient in critical thinking and problem-solving
